The Lamacchia Realty 25 Hottest Towns report is in! We look at every town in Massachusetts and take the Top 25 with the most growth in the number of sales when compared to last year. To make this list there has to be a minimum of 200 sales in 2023 including single families, condos, and multi-families. We also look at the median prices of each town.
A notable trend in this year’s report is that 8 out of the 10 hottest towns are in Eastern Massachusetts, signaling a renewed interest in areas with strong job opportunities, public transportation, and vibrant communities. While suburban and coastal destinations remain appealing, buyers seem to be prioritizing convenience and city access once again. At the same time, more affordable towns further out continue to attract those seeking both value and a reasonable commute.

Chelsea topped the list with the number of homes sold increasing by 36% compared to 2023. Median price increased 1% to $554,500. Chelsea was also ranked #4 hottest town in 2021.

Grafton came in at #2, with the number of homes sold up 34% compared to 2023. Median price decreased by 1% now at 550,000 compared to 555,500 in 2023. Grafton was also ranked #3 hottest town in 2019.

Wellesley ranked #3 in the list with a 32.65% increase in the number of homes sold compared to 2023. Median price increased by 19% to 2,039,450

Hudson came in at #4 on the list, the area saw a 23.58% increase in home sales compared to 2023. Median prices for 2024 came in at $575,750 showing a 4% increase from the previous year.

Millbury landed at spot #5 on the list, with an increase of 21.51% in homes sold over 2023. The median price increased by 14% to $519,850.

Woburn came in at #6 with an increase of 20.99% in homes sold when compared to 2023. The median price is now at $740,235 showing an increase of 9% over the year. Also Woburn was ranked at spot #8 in 2019.

Chelmsford ranked #7 on the list with the number of homes sold increasing by 20.69% when compared to 2023. The median price increased by 12% to $625,000.

Charlestown landed at spot #8 with an increase of 19.31% homes sold compared to 2023. The median home price is $970,000 seeing a 7% increase over the year.

Dennis ranked at #9 on the list with the number of homes sold increasing by 18.05% compared to 2023. The median price is now at $600,000 showing an increase of 9% over the year. Dennis was also ranked #7 in 2019.

Northbridge came in at #10 showing an increase of 17.42% in homes sold compared to 2023. The median price showed an increase of 3% to $470,000.
